A virtual tour of your home will be made in order to give the buyer a feel for the home in an online setting. Buyers LOVE this!
There are two different types of open houses. There are Broker Open Houses and Public Open Houses. They serve the same purpose but to different audiences with different affects.
Broker Open Houses – these are a great way for brokers to be able to preview your property for their clients. Remember, they have many buyers and we want them to think of your home when they are suggesting homes for their buyers to go and see. When a broker has toured an open house it sticks out in their memories and that’s a good thing!
Public Open houses – these are a great way for the general public to get to see your home. Many buyers spend their weekends out driving around looking for homes. They love to find open houses to go and see while they are out. However, there are some concerns and risks involved, not all sellers are comfortable with the general public style open house. We will discuss the pros and cons of each style with you and work out a plan and schedule that best suits your needs and desires.
This is where 95% of all buyers start their home search. Your home must be on the internet. Not only must it be there, but it must be seen in it’s best light. Great descriptions, photos, videos and many other techniques are used to make YOUR home stand out.
If you are listed with me, your home is going to be seen on over 500 websites! You will be on the major sites like Realtor.com, Trulia, Zillow, Homes & Land, The Real Estate Book, Yahoo Real Estate…. on and on… heck, even Wal-mart has a real estate site and yes, you will be on it!
One of the first things I do for my listings is to send out an email to every single agent in our area with that listing on it. But that’s not where it stops – not even close. I will send out an email highlighting your home to my database of home buyers and investors. That’s reaching some 500+ additional people! In addition to that, I will put your new listing on my eNewsletter and send it out to my entire database!
While many agents have given up on print marketing I still believe in the power of it and I use it regularly. I will send out announcements to the closest 75-100 people in your area to let them know about your listing. Why is that important? So that they can let others know about it! Lots of people know other people who are looking for a home in their area. I want to reach them on your behalf. Additionally, I will feature your home in my regular newsletter that gets mailed out once per month.
Your home will be in the MLS. Our local MLS is the database of every single home in the greater Charlotte area that is for sale. This is where all Realtors in our area go to look for a home on behalf of their clients. This is the number one tool that we as Realtors have on our behalf to make your home as visible as possible to other Realtors.
